Where are people buying and selling? Surprise, surprise: South Tampa’s waterfront remains the place to be. Here’s where the neighborhood’s real estate is heating up the most.

Ballast Point

Properties currently on market: 89

Slightly off the beaten path — but a quick trip from South Tampa’s main arteries — Ballast Point saw more real estate transactions than any other neighborhood on the peninsula this year. It’s also been popular for new businesses like The Asian Kitchen and Sociale Italian Tapas and Pizza Bar, both of which opened in the plaza at Bayshore and Interbay this past year.

Bayshore Boulevard

Properties sold in last 12 months: 187
Properties currently on market: 115

Everything you need to know about this neighborhood is right there in the name. Proximity to Bayshore Boulevard? Check. Beautiful 1920s-style homes and mature trees? Double check. Properties sold in about two-and-a-half months, on average, with homes in the $600,000 to $800,000 range moving the fastest.

Beach Park

Properties currently on market: 57

The waterfront area around Westshore and Kennedy has been popular since its development as “Beach Park by the Bay” more than a century ago. Beach Park is also home to one of this year’s most expensive real estate listings. Tampa attorney James Wilkes has listed his (surprisingly not waterfront) home on Royal Palm Way for a cool $11 million.

Hyde Park Village

Properties currently on market: 61

South Tampa’s original neighborhood is as hot as ever. As shops, restaurants and services continue moving in to SoHo and Hyde Park Village, demand for the area’s historic homes continue to grow. Homes stayed on the market for an average of two months or less last year; properties in the $400,000 to $600,000 range sold in an average of 38 days.
