A small triangle between Kennedy, Himes and Henderson, Gray Gables had an average price per square foot of $227 this past year. For comparison’s sake, Davis Islands real estate averaged $332 per square foot. You might want to move quickly to snap up some of South Tampa’s lowest-priced real estate; about half of this neighborhood’s properties sold in approximately 30 days.
SoHo
The most expensive transaction in this entertainment district in the past 12 months came in at $715,000, with an average price per square foot of $232. SoHo’s proliferation of condos over single-family homes helps keep costs (relatively) low. Two-thirds of the neighborhood’s properties sold for less than $400,000 last year.
Swann Estates
Bound on two sides by Dale Mabry and Kennedy, neighbors in Swann Estates have quick access to just about any amenity their heart could desire in the blink of an eye. New residents paid an average of $248 per square foot in the past 12 months, with homes in the $400,000 to $600,000 range making up the largest proportion of sold properties.
Palma Ceia West
Technically separate from Palma Ceia proper, this neighborhood sits just south of Swann Estates and west of Dale Mabry. Real estate went for an average of $255 per square foot this year, with Grady Elementary, Coleman Middle School and Plant High School all in walking distance.
