Soaring towers, luxurious amenities, eclectic spaces and a myriad of entertainment experiences–Tampa and St. Petersburg’s newest developments will add a new level of excitement to the already dynamic destination.
Pendry Tampa
Pendry Tampa Hotel and Residences will bring new condos, hotel rooms, shops and restaurants to the heart of Tampa’s Riverwalk. Rising 38 stories above the city, the tower will feature over 200 hotel rooms and residences, where homeowners and visitors can enjoy opulent features and a blissful resort-style existence.
With exclusive amenities including private entry and lobby, elevator, rooftop pool and an expansive deck offering sweeping views of the Hillsborough River and Tampa Bay, residents can look forward to vacation-vibe living in the center of all that’s happening in the area.
They’ll also have access to hotel services, including in-residence dining, housekeeping, meal preparation by chefs in-residence and preferred access to Spa Pendry and fitness center. A dedicated concierge is also included to arrange tickets to entertainment, transportation and an array of other personalized services.
And once they purchase their new home at Pendry, homeowners also gain preferred access to Pendry and Montage Hotels and Resorts worldwide. The development broke ground in the fall of 2023 and is expected to be completed in early 2026.
Residences at 400 Central
Destined to be the tallest structure in St. Petersburg and the tallest residential building on Florida’s West Coast, 400 Central is currently under construction and slated to be completed by summer 2025. This new community, which will span an entire city block in downtown St. Petersburg, features 46 stories that include 301 luxury condominiums, 60,000 square feet of ground-level retail, restaurants and shops and 45,000 square feet of office space.
At the top of the tower, an expansive glass-enclosed rooftop observatory with indoor and outdoor space will boast panoramic views from Tampa Bay to the Gulf of Mexico.
The building is being developed by John Catsimatidis Sr. of the Red Apple Group, a family-owned company that has interests in supermarkets, energy, broadcasting, real estate, transportation and more. Catsimatidis’ family has deep roots in St. Petersburg and he personally plans to live in the building.

Water Street Tampa Phase II
Construction on the latest phase in Tampa’s Water Street development, road and utility infrastructure, is underway with an anticipated completion date of spring 2025. According to the developer, Strategic Property Partners, Water Street Phase II will include a new residential condominium building, a build-to-suit trophy office complex and an entertainment destination.
The new residential building will be the tallest building on Water Street and will be the new “main and main” of Water Street Tampa. It will be adjacent to a new central park and have connections to the Meridian Greenway Trail, which provides direct connectivity to the Riverwalk to the south and Ybor City to the north.
The office complex tower will feature ground-floor retail and green space to expand the pedestrian-friendly experience already established within Water Street. A preliminary design concept for the office tower has been completed by Kohn Pedersen Fox (KPF), one of the world leaders in office design, to showcase the scale and type of opportunity available to corporations.
The mixed-use entertainment destination, located just north of Amalie Arena, will add to the vibrant atmosphere at Amalie by providing a complementary and unique experience. This part of the development will include a select-service hotel, entertainment spaces and a parking garage.
