The Tampa Bay skyline is continuously evolving as the area grows and flourishes. Alongside the rise of apartment buildings and new communities, significant commercial real estate projects are advancing, with three major developments in Tampa Bay ones to keep an eye on.
Gasworx Tampa
Gasworx is an ambitious redevelopment project spanning 50 acres, designed to create a vibrant mixed-use neighborhood connecting Tampa’s historic Ybor City with the Downtown Channel District. Led by KETTLER and local developer Darryl Shaw, this initiative will introduce 5,000 new residences, half a million square feet of office space, and over 140,000 square feet of retail space upon completion.
“The ultimate goal of Gasworx is to create a dynamic neighborhood with a diversity of options to live and work in Ybor City,” said Graham Tyrrell, KETTLER Senior Vice President of Multifamily Development. “This year, people will truly appreciate the scope of this development and the excitement it will bring to the area. Gasworx will be one of the most-walkable neighborhoods in Tampa. We are giving priority to pedestrians and bike traffic, in addition to adding much needed greenspace in Tampa’s urban core.”
Phase 1 West includes 707 new apartments, 10,000 square feet of retail space, and the opening of La Union, a multi-family development featuring a resort-style pool, two-story fitness center and co-working studios, slated for an August opening. Construction on additional multi-family developments will begin this summer, alongside the repurposing of a 35,000-square-foot warehouse into a marketplace and the introduction of 100,000 square feet of Class A office space. Gasworx Park, a three-quarter-acre city park, will feature open lawns, tree-lined promenades, picnic areas and a cooling water feature, enhancing community life.
Harborview
The Harborview project’s initial phase will transform the former Harborview site next to the Clearwater Public Library. The development includes a 10-story building adjacent to a two-story retail space with public access through the center.
The larger building will host 10,000 square feet of ground-level retail, a 158-room Hilton Tapestry hotel, and a rooftop bar overlooking a new park and amphitheater. The smaller building will provide an additional 10,000 square feet of retail and approximately 7,000 square feet of outdoor space.
Scheduled to break ground on January 1, 2025, this project, which is estimated to take 20 months to complete, is expected to revitalize downtown Clearwater, attracting residents and visitors alike.

YMCA
In Tampa Heights, a new state-of-the-art YMCA is being constructed across from the current Central City location as part of a six-acre mixed-use development. Developed with Ellison Development, the 70,000 square foot facility will significantly expand the Y’s capacity to serve Tampa Heights and nearby communities.
The project includes 20,000 square feet of green space, a 200-room lifestyle hotel, 184,000 square feet of office space, engaging retail and 400 multi-family units, with 10% of those reserved for affordable housing.
Matt Mitchell, President & CEO of Tampa YMCA, highlighted the modern amenities of the new YMCA, including a wellness center, indoor gymnasium, outdoor aquatic center, rooftop activity space, and various studios for wellness programs. The current YMCA will remain operational until the new facility opens, ensuring uninterrupted community services.
