ABOUT THE PROJECT
KETTLER, the developer behind Gasworx, is transforming 50 acres at the edge of historic Ybor City into a mixed-use community. New residences, office space and retail will come online as the neighborhood takes shape. Designed to reconnect Ybor with downtown, Gasworx is creating a walkable, connected environment rooted in Tampa’s heritage.

Construction Progress Report
A 1950s warehouse will be transformed into a new marketplace featuring chef-driven concepts, local vendors and flexible spaces with open-air seating.

Two residential offerings are set to open in 2027. Olivette will feature elevated amenity spaces, while The Luisa will offer a more intimate residential experience. The Stevedore and La Unión are now open and welcoming residents.

Gasworx will introduce the first Class A office building to Ybor City in decades when it opens in late 2026, connected to the marketplace. 

Tampa Bay’s skyline continues to evolve at a remarkable pace. Updates on Tampa Bay’s Biggest Projects:

With Tampa Bay continuing to grow, it can be tough to keep up with all the projects and where they stand. Here’s a look at some of the most prominent developments across the region and their current status.

At Water Street Tampa, the next phase of development is focused on transforming downtown into an even more connected entertainment destination. Plans are underway for a new entertainment district anchored by a live music venue near Benchmark International Arena. The district is expected to bring additional hotel rooms, retail space, restaurants and infrastructure improvements designed to support continued residential growth in the urban core. Developers are positioning the expansion as the next evolution of Water Street’s live-work-play environment, building on the momentum that has already reshaped downtown Tampa over the past several years.

Another addition to the downtown skyline is ONE Tampa, the 42-story luxury condominium tower rising across from Curtis Hixon Waterfront Park. Construction has now surpassed the midway point, with crews recently reaching the upper 20 floors and continuing at a pace of roughly one floor per week.

Meanwhile, construction continues to climb at Pendry Residences Tampa just south along the Tampa Riverwalk. The luxury hotel and residential tower is now nearing the halfway point of construction and continues rising rapidly. Recent milestones include completion of the 14th-floor pool deck, structural work on the ballroom and spa levels, and ongoing façade and glazing installation. Once complete in 2027, Pendry is expected to bring another level of luxury hospitality and residential living to downtown Tampa’s waterfront. The development will feature four high-end food and beverage concepts in partnership with Clique Hospitality, adding a major dining destination to downtown Tampa.

West River continues to stand out as one of Tampa’s most ambitious redevelopment efforts, largely because of its focus on creating a true mixed-income community rather than a traditional luxury-only project. Canopy at West River has now completed its two-phase development, bringing 384 affordable apartment homes across four residential buildings to the growing district. The project marks the 10th phase of the larger 150-acre West River redevelopment, which aims to blend affordable and market-rate housing alongside retail, green space and community infrastructure near downtown Tampa.

Another major project reshaping Tampa is Gasworx in Ybor City. The long-anticipated mixed-use district is designed to connect Ybor, downtown and the Channel District through a more walkable urban corridor. Current plans call for thousands of residential units, office space, retail, green space and a large public marketplace. Construction is actively underway on several phases, including residential buildings and the district’s signature office tower. The development is widely viewed as one of the most transformative projects currently underway in Tampa Bay.

Just west of downtown Tampa, Rome Collective is nearing completion in North Hyde Park. The 38,900-square-foot retail development is designed as a walkable neighborhood hub centered around lifestyle and wellness. Tenants expected to open later this year include a sushi concept, modern Italian restaurant, med spa, boutique fitness and recovery concepts, a veterinary clinic and a new Handel’s Ice Cream location. One of the most anticipated additions is Lumbre, a Spanish-inspired restaurant from the team behind Rocca and Streetlight Taco. The development reflects a broader shift toward highly curated mixed-use destinations that blend dining, wellness and everyday convenience into one neighborhood setting.

Across the bay, Art House has officially debuted in downtown St. Petersburg, adding another luxury residential option to the city’s rapidly growing skyline. The completed tower now offers move-in-ready residences. Residents have access to the Cloud 9 amenity level, which features wellness spaces, lounges and a resort-style pool deck overlooking the city.

Taken together, these projects highlight a region still firmly in expansion mode. From downtown Tampa to St. Petersburg and Ybor City, developers continue betting on Tampa Bay’s long-term growth, walkability and appeal as both a residential and lifestyle destination. As new towers rise and mixed-use districts come online, the next chapter of Tampa Bay’s evolution is already taking shape.
