Holton Irwin of Irwin Collective sat down with us to discuss Tampa Bay’s real estate market, where it’s headed, and why choosing the right agent is crucial. As his business grew, Irwin transitioned to a team structure, earning 54+ five-star Google reviews and back-to-back nominations as Tampa Magazine’s “Best Real Estate Agent.”

“These recognitions have allowed us to help countless buyers and sellers, and that’s something we’re extremely proud of,” says Irwin.

The Importance of the Right Agent
Irwin emphasizes that hiring the right real estate agent can mean the difference of thousands—or even hundreds of thousands—of dollars.

“A home is most people’s largest asset,” he says. “It amazes me how much effort they put into researching the right lawyer, doctor or accountant, but when it comes to real estate, they often hire someone just because they’re a ‘friend,’ an acquaintance from a local group, or even a relative.”

How Recent Hurricanes Impacted the Market
Following Hurricanes Helene and Milton, Tampa’s flood-zone areas have seen a slowdown. Many flood-damaged homes couldn’t be rehabilitated and were instead put on the market for sale. This led to an increase in the overall supply of teardown homes, which, in turn, caused a decrease in sales prices. As a result, most homes in these affected areas have experienced a significant price drop.

However, over the next couple of years, Irwin expects these torn-down homes to be replaced with beautiful new construction homes that meet flood codes and are more resistant to flood damage. He firmly believes this will attract a new wave of buyers, ultimately driving demand—and prices—back up in these areas. Overall, Tampa remains a highly desirable market for many buyers.

“We are seeing strong interest in non-flood areas such as Riverside Heights, North Westshore, North Hyde Park and Seminole Heights. My favorite neighborhood in Tampa Bay is Riverside Heights. It’s a fantastic option close to Downtown Tampa, offering many opportunities for newer construction homes at great prices. There are also plenty of fixer-upper opportunities in the area, with strong potential for appreciation over time. Many homes here are not in a flood zone either. Riverside Heights feels like the next up-and-coming neighborhood in Tampa, which is why I’m currently and eagerly showing my clients homes there—especially those who don’t need to be in true South Tampa.”

Luxury Service & Out-of-State Buyers
A Sarasota native and USF business graduate, Irwin also brings over a decade of luxury brand experience, including at The Ritz-Carlton, to real estate.

“I have always been fascinated by real estate. I love the idea of being in beautiful homes and appreciating their architecture. Every home is unique in some way.” Irwin explains.

His commitment to exceptional customer service includes top-tier communication, seamless coordination, 24/7 client availability and cutting-edge multi-media marketing.

“I collaborate with the best photographers and videographers in the Tampa area to ensure that every listing, at any price point, looks stunning and is presented in the best possible light. We also include video property walkthroughs on all our listings to maximize exposure,” he says.

At Irwin Collective, not only do they help locals move from neighborhood to neighborhood, but they also take a structured and personalized approach for out-of-state buyers.

“When we receive an inquiry, our first step is to set up a brief five-minute call to understand what’s bringing them to the area and what they hope to accomplish,” he says. “From there, we schedule an in-depth, one-hour consultation—either in person or via Zoom—where we go over every detail of their property search. This includes an introduction to our brokerage, access to our expansive off-market inventory, and a step-by-step breakdown of the home-buying process. Our goal is to ensure they feel confident and well-prepared to move forward with their relocation.”

5002 W Dante Ave in Sunset Park sold for $1,647,500 in just five days on the market with Irwin Collective. The property previously sold for $1,510,000 the year before. Irwin attributes the $137,500 increase—despite no changes to the house—to his strategic marketing plan!
