Holton Irwin of Irwin Collective sat down with us to discuss Tampa Bay’s real estate market, where it’s headed, and why choosing the right agent is crucial. How Recent Hurricanes Impacted the Market
Following Hurricanes Helene and Milton, Tampa’s flood-zone areas have seen a slowdown. Many flood-damaged homes couldn’t be rehabilitated and were instead put on the market for sale. This led to an increase in the overall supply of teardown homes, which, in turn, caused a decrease in sales prices. As a result, most homes in these affected areas have experienced a significant price drop.
However, over the next couple of years, Irwin expects these torn-down homes to be replaced with beautiful new construction homes that meet flood codes and are more resistant to flood damage. He firmly believes this will attract a new wave of buyers, ultimately driving demand—and prices—back up in these areas. Overall, Tampa remains a highly desirable market for many buyers.
“We are seeing strong interest in non-flood areas such as Riverside Heights, North Westshore, North Hyde Park and Seminole Heights. My favorite neighborhood in Tampa Bay is Riverside Heights. It’s a fantastic option close to Downtown Tampa, offering many opportunities for newer construction homes at great prices. There are also plenty of fixer-upper opportunities in the area, with strong potential for appreciation over time. Many homes here are not in a flood zone either. Riverside Heights feels like the next up-and-coming neighborhood in Tampa, which is why I’m currently and eagerly showing my clients homes there—especially those who don’t need to be in true South Tampa.”
