Affectionately dubbed the Tierra Tulum Project, this newly completed four-bedroom home in Holmes Beach blends coastal ease with earthy, boho-modern flair. Designed by Emily Moss Designs for a travel-loving couple with a growing real estate portfolio, the home was inspired by their recent trip to Tulum and built to flex as a primary residence, vacation escape or rental.

Limewashed walls, arched ceilings and layered textures lend a boutique-hotel vibe, while engineered hardwood floors provide durable warmth. Natural materials—like walnut beams and Ulite rock surrounding the resort-style pool—anchor the airy palette.

In the primary suite, double sliders open to sweeping views of the pool and beach beyond. A once-problematic air vent was transformed into a design-forward built-in, echoing the custom millwork in the living room. The primary bathroom also stuns with a floating vanity and freestanding tub wrapped in stone.

Still, the color-drenched office might be the most surprising space, thanks to its rich palette, architectural ceiling, and a pre-lit niche wall with arched alcoves in varied shapes and sizes. In a home full of standout spaces, it’s the layered thought behind each one that makes it unforgettable. 

In this two-story home, a soft pale blue limewash accent wall adds a coastal touch to the living room. Overhead, an arrangement of rattan pendant lights brings a natural, earthy feel while creating a striking focal point. Navarro Chairs from Four Hands complement the L-Shaped Wedge Sectional from West Elm.
The dining room overlooks the living room, carrying through the same neutral tones in the flooring, table and chairs.
This bespoke niche wall, featuring prelit arches in varying shapes and sizes, adds depth and visual interest.
The office just might steal the spotlight with its architectural ceiling and rich tonal color drenching, brought to life through blue limewash walls and artwork from Uttermost.
In the primary ensuite, double sliders reveal views of the pool and beach beyond—making it the home’s crown jewel. When a rogue A/C vent threatened to disrupt the bedroom design, Emily Moss and her team transformed it into a standout built-in, echoing the custom feature in the living room for a cohesive, clever solution.
In the primary bath, a floating vanity and freestanding tub framed by stone serve as stunning focal points. Mitered Cambria quartz gives the vanity a thick, seamless profile while maintaining clean lines.
The resort-style pool, designed by Tom Sanger Pools, is surrounded by Miami Pebble and Ulite rock formations.
Rocks near the sliding door subtly echo the stone detail beneath the freestanding tub in the primary bath.
