Buchanan Portfolio Talks Tampa Real Estate Growth

From a $13,000 investment to multimillion-dollar homes, The Buchanan Portfolio Group is up for any challenge when it comes to residential real estate. Nick Buchanan, Thomas Murphy and Todd Hatcher aren’t new kids on the block. They are experts in their field not just from industry experience, but due to their Tampa roots as well.

“I’ve lived in The Heights just over 17 years,” says Murphy, “and I couldn’t be more excited about the way Tampa Bay has grown.”

Between Northerners flocking down to the Bay area for work or school and college students who decide to stay after graduation, there are plenty of potential buyers and sellers to work with.

One of the busiest areas of growth they have seen is The Heights, which includes Seminole Heights, Riverside Heights and East Tampa Heights. Homes that were abandoned are getting rehabbed and restored to their original states.

“The Heights has become so vibrant. It’s full of new businesses and homeowners, rather than investment properties, which really brings the property values up,” Buchanan says.

Another area they have seen grow in a big way is the Channelside District and Downtown Tampa. “Commercial space in Downtown is finally getting occupancy in places that were vacant for a long time,” he adds.

The Buchanan Portfolio’s other advantage is their team-player outlook. Between sharing referrals and having a 360 viewpoint of inventory for on or off-market properties, they don’t miss a beat when they put their heads together. They enjoy brainstorming and problem solving with each other to ensure their clients are getting the best possible care.

“Regardless of where you are looking to buy, we specialize in being there for you every step of the way. Buying and selling properties is a big and stressful decision. We walk you through the process to ensure your largest asset is fully protected,” Murphy says.

The real estate market is ever-changing during these trying times. In the current market, the Buchanan Portfolio is seeing an influx of Northeast residents moving here that is keeping the market strong. While people are hesitant to start both the buying and selling process during a time like this, Buchanan and his team are conscious of health concerns.

“We are ensuring proper health and safety protocols are followed. We give total attention to detail with all of our appointments and interactions, so everyone involved feels comfortable and stays safe,” Buchanan says.

Nicholas Buchanan on House Hunters International

Before Covid-19, Buchanan was featured on House Hunters International on an episode called “Going Big or Small in Tampa.” He worked with a family relocating to Florida. Buchanan showed them the best of both worlds in Tampa, with a mix of options from historic bungalows to contemporary new construction.

The Buchanan Portfolio is proud to be working to help the Tampa Bay community continue to grow. For questions or interest in buying, selling, and investing, you can text Nick Buchanan at 813-760-1054.
