A wave of high-end townhome communities is rising across the Tampa Bay area as father-and-son developers Daniel and Samuel Ochstein of OX Development push forward on four distinct projects spanning South Tampa, Beach Park, St. Pete Beach and Citrus Park. Coming off the highly successful West Bay townhome development in Hyde Park, which sold out prior to completion the team has moved onto four new projects. The developments, all designed by architect Adam Wolf of Wolf Partners range from gated luxury enclaves to a build-to-rent community bordering one of the region’s most popular recreational trails. Bianca Lopez of Smith & Associates Real Estate serves as the listing agent and as a development partner alongside the Ochsteins, with Lopez also managing sales across the portfolio.

Steel framing plays a central role in the development strategy for Palm Park and Almare, which will be built using steel rather than traditional wood or block construction. Steel framing provides improved sound isolation, improves energy efficiency by helping maintain a more consistent indoor temperature, while the reduced use of wood makes the homes less susceptible to termite damage.

Palm Park
The furthest along is Palm Park, a gated community of 13 steel-framed townhomes at 6526 S. MacDill Ave. in South Tampa. Sales are scheduled to launch in August 2026, with pricing expected to range from $1.2 million to $1.6 million.

The community will offer three- and four-bedroom floor plans ranging from 2,600 to 3,100 square feet, along with a shared pool. Every unit will include a balcony, front porch and rooftop space. Completion is targeted between November 2026 and January 2027.

Arete
In Beach Park, demolition of the former commercial building at 200 S. Hoover Blvd. wrapped up in May 2026, clearing the way for Arete, a project the developers describe as one of their most ambitious yet: a community of 80 luxury townhomes. Groundbreaking is expected within the next couple of months.

While final floor plans and pricing are still being finalized, units are anticipated to range from $900,000 to $2.5 million across six floor plans spanning 2,100 to 3,700 square feet, with three and four bedrooms. Construction will unfold in three phases, with units becoming move-in ready as each phase is completed. Full project completion is expected in 2028, though developers say details remain subject to change as planning continues.

Almare
On St. Pete Beach, Almare is moving through the permitting process at 3700 Gulf Blvd., two blocks from the historic Don CeSar hotel. The block-and-steel-framed development will feature just four luxury townhomes, each rising five stories with direct beach access. Every residence will include four bedrooms, three full bathrooms, three half-bathrooms, an elevator, private pool, rooftop deck and wellness amenities including a sauna and cold plunge, catering to buyers seeking a boutique, resort-style beach residence.
Trailside
The fourth project, Trailside, marks a departure from the luxury for-sale model. Located in Citrus Park adjacent to the Tampa Bay Trail, the build-to-rent community is planned to include 100 three-story townhomes ranging from 1,700 to 2,000 square feet, each with a backyard, as well as a community clubhouse. The project is currently in permitting with two site plans under consideration, though developers expect to move forward with the 100-unit configuration, capitalizing on direct trail access as a signature amenity.
Reservations Now Open
Taken together, the four projects reflect a broader bet on the Tampa Bay area’s appetite for architect-designed, amenity-rich townhome living, whether steps from the Gulf, along a popular regional trail or in the heart of South Tampa.
